14 Oct Aveda Vocational School 855 Garfield

UPDATE: Dale LeMonds, representing Aveda Institute, is requesting Conditional Use approval under the adaptive reuse ordinance section 21A.52.060.A at 855 East Garfield Avenue. The proposal is to recondition and utilize the existing building as a vocational school with a training salon. The subject property is located in the R-1-5000 Zone(Residential) zoning district, and council district #7 represented by Council Member Sarah Young. At the time of our meeting October 22, we didn’t have complete information from the petitioner about the project. He has since emailed me and this is what he says. “There will be minimal changes to this building. There will be 38 parking spaces for the students to use. and an additional 10 on the street. They are expecting 60-80 people in the building at a time, including students, instructors and customers getting their hair cut, eyebrows tied, eyelashes done, a massage, or buying products.”
From the 31 comments we received from the neighborhood, only a few thought this was a good idea. They are concerned about cars going fast through the neighborhood, they have many young children playing on these two streets. They are also concerned about parking, because there aren’t enough parking spaces for all the cars in the neighborhood.

This proposal will be reviewed by the Sugar House Community Council Land Use and Zoning Committee on October 20 at 6 p.m. at the Sprague Library. The standards for a conditional use can be found here.
