Sugar Alley – Lowe Development
- Location: 2200 S. Highland Drive.
- Start date: Fall 2020.
- Est. completion: Early 2025.
- Project description: Mixed use residential.
- Update: Re-construction is fully underway with work now occurring on site. Framing previously done off site is now being lifted into place and filling in the lower floors. Five floors are now in place on the north half of the building. The re-build is expected to be completed in about eighteen months, estimated late 2024/early 2025. This will be a five-story building containing 200 luxury apartments with the ground floor dedicated to retail, including restaurants and a bike shop.
Izzy South & North
- Project Location: Approx. 550 E./2100 S.
- Start Date: Late January ’22.
- Est. Completion: Fall of ’23.
- Project description: 2-70+ unit residential, townhomes and single floor, with small commercial component on west end, ground floor.
- Update: The north side of the project is being readied for occupancy and should be completed late November. Both WB travel lanes are now open. The south side remains in progress and looks for completion late ‘23/early ’24. The outside EB lane will remain closed for delivery and work trucks to safely enter and exit the site
I-80 Freeway re-construction
- Project Location: 1300 East to 2300 East.
- Start Date: Mid-May 2021.
- Est. Completion: Late fall 2023.
- Description: UDOT will be replacing 50+ year old, worn out, pavement from 1300 East to 2300 East. The project will also include replacing brides at 1300, 1700, and 20000 East.
- Update: Construction is near complete with the traffic now moved to the final configuration both east and west bound on I-80. Some construction continues near on/off ramps of I-215 and the lanes, both north and south are also in their final configuration. Touch up work will continue for the rest of the month.
The 21s ***
- Project Location: 2000 E./2100 S.
- Start Date: Mid-June2021
- Est. Completion: Fall 2023
- Project Description: Multi-unit residential.
- Update: The pedestrian walkway remains in place, using the outside WB lane of 2100 South, allowing the contractor to replace the sidewalk and parking area on the south 2100 S. side of the project. A new sidewalk is now in place along the 2100 East side of the project allowing full pedestrian access.
The north building is now expected to be completed and available for occupancy by mid- December. The rest of the project is set to be completed shortly after the first of the year.
Alta Terra (Former 24 Hour Fitness)
- Location: Ashton Ave./1100 E.
- Start Date: June, 2022.
- Est. Completion: Spring 2024.
- Project description: Residential (Approx. 340 units)
- Update: This two-part project is now transitioning to a new contractor and thus will be expected to see some delays in the previously estimated completion date. A pedestrian walkway along the frontage of the south side property has been installed to allow for safe access through the project site and adjacent staging area.
900 E./Sugarmont Project
- Location: Approx. 2200 S./900 E.
- Start Date: 9/23/22.
- Est. Completion: Early Summer ’24.
- Project Description: 4-Story, 45-unit apartment building.
- Update: The project area is now at full height and work now turning to the interior of the building.
Former Art Studio Building
- Location: 700 East/Simpson Ave.
- Start Date: 8/22/22.
- Est. Completion: Early summer 2024.
- Project Description: Multi-unit (60+ units) residential.
- Update: The structure is now fully framed and at full height with work now focused on the interior of the building. Occasional obstructions of the WB lane at the intersection of Simpson/700 East will continue to occur as necessitated by offloading materials into the site.
Highland Drive/1100 E. Re-Construction Project (Phase I)
- Location: Highland Drive/I-80 Freeway-2100 South.
- Start Date: February 21, 2023.
- Est. Completion: Completed.
- Project Description: Long overdue reconstruction of the roadway with added bike lane infrastructure and improved crosswalks and ADA access.
- Update: Two-way traffic between 2100 South and Warnock Ave. has now been completely restored.
2100 South Sewer Expansion (Phase I)
- Location: 2100 South/1100 East- 2100 South/1300 East.
- Start Date: Early September 2023.
- Est. Completion: Spring 2024.
- Project Description: Replacing the nearly 100-year-old main sewer line that runs in the middle of 2100 South.
- Update: With respect for the business area construction holiday moratorium, work has ceased between Highland Drive and 1300 East, on November 17. The project is now concentrating its activities from 1400 East to Yuma St. through the Nov./Dec. months. This segment will be an open trench process using the middle of the road and leaving one lane traffic, both east and west bound. The contractor will return to finish the first segment after the New Year.
1100 East Improvement Project
- Location: 1700 South-900 South/100 East.
- Start Date: May ’23.
- Est. Completion: May ’24.
- Project Description: Improving curb & gutter, storm drainage, crosswalks, and road re-paving.
- Update: Work is completed between 1700-1300 South. Work will shift to the northern portion, just south of 9th South, beginning the new year.
Former Pizza Hut property(Formerly Dee’s Drive-In).
- Location: 735 E. 2100 South.
- Start date: May 2023.
- Est. Completion: Spring 2024.
- Project Description: Two restaurant spaces, one a drive through(pre-existing) + commercial space above the other one .
- Update: Both structuresare fully framed and nearing full height. Utility connections remain to be completed; occasional lane closures will occur on the outside WB traffic lane.

2100 South Road Re-construction Project
- Location: 2100 South, 700 East-1300 East.
- Start Date: January 2024
- Est. Completion: Mid-2025.
- Project Description: Re-building long worn-out roadway, improving pedestriancrossing, and traffic calming.
Phase II of Highland Drive/1100 East re-build.
- Location: 1100 East (2100 S.-1700 S.).
- Start date: January 2024.
- Est. Completion: Fall 2024.
- Project Description: Long overdue reconstruction of the roadway with added bike lane infrastructure and improved crosswalks and ADA access.
Former Snelgrove Ice Cream property
- Location: 2100 S./800-900 E.
- Project Description: Mixed use residential
- Start Date: Spring 2024.
- Est. Completion: Summer 2026.
- Update: Demolition of the old structures on site is completed.
