Sugar House Construction Projects
Updated report
January 28, 2025
Sugar Alley – Lowe Development
- Location: 2200 S. Highland Drive.
- Start date: Fall 2020.
- Est. completion: Spring 2025.
- Project description: Mixed use residential.
- Update: Finishing work continues on the interior of the building. The re-build is expected to be completed by early spring 2025. This will be a five-story building containing 200 luxury apartments with the ground floor dedicated to retail, including restaurants and possibly a bike shop. Urban Hill & Hill’s Kitchen restaurant spaces on the northeast side of the building is also moving along with their tenant buildout. Curb and gutter along the north frontage of the building must be removed and re-placed to correct slope/drainage issues. This will require some short-term sidewalk closure as well as some possible temporary lane closures to accommodate concrete pours. This process should take a week to ten days. Urban Hill is currently planning on opening mid-February.
Alta Terra (Former 24 Hour Fitness)
- Location: Ashton Ave./1100 E.
- Start Date: June 2022.
- Est. Completion: Spring 2026.
- Project description: Residential (Approx. 340 units)
- Update: The exterior work on the south portion of the project is nearly completed and brick has been put in place on the majority of the building. This section of the project is expected to be ready for occupancy by mid-to-late May of ’25. One way, west bound, traffic remains available on Ashton Ave. to NB 1100 East. Parking will remain available along the park frontage on 1100 East. 2 Hour Parking signs have been installed at the east end of Fairmont Park as well as “No Construction Parking” signs to discourage all-day parking by construction workers and are now placed on the east end of Ashton Ave.
2100 South Road Re-construction Project
- Location: 2100 South, 700 East-1300 East.
- Start Date: Early March. 2024
- Est. Completion: Mid-to late 2025.
- Project Description: Installing updated water and sewer lines and re-building long worn-out roadway, improving pedestriancrossing, and traffic calming.
- Update: Roadway and waterline construction activity between 900 East and 700 East is currently on holiday hiatus but will resume shortly after the beginning of the New Year. The final phase of 2100 South road work, on the segment between 700-1100 East, has now begun, as of the first of the year. Final work on the installation of the expanded sewer line is currently occurring and will immediately be followed by the new roadway placement. Traffic will be reduced to one lane, each direction, with occasional detours required as the old road is taken up and replaced with new pavement. In approximately mid-February work is expected to begin on the installation of the center median between 11-1300 East, which will be the last piece of work on that stretch of roadway.
Clean-up work:
- As the weather warms, crews will be seen along 1100 East and Highland Drive finishing up assorted landscape and pavement striping projects as part of the final touch-ups for the last two years’ extensive Highland Drive/1100 East project.
- Disruptions should be minimal and infrequent.
