Sugar Alley – Lowe Development

  • Location: 2200 S. Highland Drive.
  • Start date: Fall 2020.
  •  Est. completion: Early 2025.
  • Project description: Mixed use residential.
  • Update: Re-construction continues on site with five floors are now in place on the building and framing mostly complete. Work is now focusing on the interior of the building. The re-build is expected to be completed by late 2024/early 2025. This will be a five-story building containing 200 luxury apartments with the ground floor dedicated to retail, including restaurants and a bike shop.  

Izzy South & North

  • Project Location: Approx. 550 E./2100 S.
  • Start Date: Late January ’22.
  • Est. Completion: Fall of ’23.
  • Project description: 2-70+ unit residential, townhomes and single floor, with small commercial component on west end, ground floor.
  • Update: The north side of the project is now being occupied. The south side is near completion and should be ready for occupancy by mid-April.

Both WB travel lanes are now open. The outside EB lane will remain closed for delivery and work trucks to safely enter and exit the site

  The 21s

  • Project Location: 2000 E./2100 S.
  • Start Date: Mid-June2021.
  • Est. Completion: Someday.
  • Project Description: Multi-unit residential.
  •  Update: The pedestrian walkway remains in place, now using the parking lane. Both WB lanes of 2100 South are open. The contractor continues work on finishing the south side of the project area. A new sidewalk is now in place along the 2100 East side and the 2100 South side of the project allowing full pedestrian access.

The north building is now expected to be completed and available for occupancy by mid-April..

Work will take place over the spring break timeframe to replace and upgrade the ADA ramp at the corner of the intersection of 21st & 21st. The project is expected to be completed in time for the return to school at Dilworth.

Alta Terra (Former 24 Hour Fitness)

  • Location: Ashton Ave./1100 E.
  • Start Date: June, 2022.
  • Est. Completion: Spring 2025.
  • Project description: Residential (Approx. 340 units)
  •  Update: This two-part project has now transitioned to a new contractor and is moving forward.  One-way traffic (WB) has been restored to Ashton Ave. and the pedestrian walkway along the frontage of the south side property has been repaired and allowing for safe access, including ADA accessible, through the project site and adjacent staging area. Framing on the south portion of the project has begun and moving steadily forward across the top of the structure. Utility installations have begun with the first leg occurring on Ashton Ave. With some temporary traffic obstructions the current one-way traffic will continue to be in place. This phase is nearly completed. The next leg of the utility installation, beginning approximately the first week in April, will occur at the north end of the project area, on Simpson Ave./1100 East and will require the closure of west bound traffic for a 2-3 week period.

2 Hour Parking signs have been ordered and will soon be installed at the east end of Fairmont Park to discourage all-day parking by construction workers. Discussions are currently being held between the contractor and a nearby private property owner to arrange for parking for construction workers.   

900 E./Sugarmont Project

  • Location: Approx. 2200 S./900 E.
  • Start Date: 9/23/22.
  • Est. Completion: Early Summer ’24.
  • Project Description: 4-Story, 45-unit apartment building.
  •  Update: The project work is now primarily on the interior of  the building.

Former Art Studio Building

  • Location: 700 East/Simpson Ave.
  • Start Date: 8/22/22.
  • Est. Completion: May 2024.
  • Project Description: Multi-unit (60+ units) residential.
  •  Update: This project is in the final stages with the contractor now working on the finishing of the interiors of the building and final touches to the exterior finish. Occasional obstructions of the WB lane at the intersection of Simpson/700 East will continue to occur as necessitated by offloading materials into the site.

Highland Drive/1100 E. Re-Construction Project (Phase II)

  • Location: 1100 East from 2100 South to Ramona Ave.
  • Start Date: January 2, 2024.
  • Est. Completion: May 2024.
  • Project Description: Reconstruction of the roadway and storm drains, with added bike lane infrastructure and improved crosswalks and ADA access.
  • Update: One-way traffic (NB) between 2100 South and Ramona Ave. is currently in place and will last through May, 2024. Storm drains on the west side are complete and   NB traffic is now shifted back to the west side of the street, over temporary asphalt while finishing flatwork is now being worked on the east side. The project remains on target to be completed by late May/early June.

2100 South Sewer Expansion (Phase I)

  • Location: 2100 South/1100 East- 2100 South/1200 East.
  • Start Date: Early September 2023.
  • Est. Completion: Mid-February 2024.
  • Project Description: Replacing the nearly 100-year-old main sewer line that runs in the middle of 2100 South.
  • Update: The first segment, between 1100 and 1200 East on 2100 South has been completed. Work has now been completed at the Douglas Street/2100 South intersection. Sewer lining work continues between 1700 -1900 East.      

1100 East Improvement Project

  • Location: 1700 South-900 South/100 East.
  • Start Date: May ’23.
  • Est. Completion: May ’24.
  • Project Description: Improving curb & gutter, storm drainage, crosswalks, and road re-paving.
  • Update: Work is completed between 1700-1300 South. Work has now begun on the northern portion, between 1300 and 900 South and is expected to last into October of this year.   

Former Pizza Hut property(Formerly Dee’s Drive-In).

  • Location: 735 E. 2100 South.
  • Start date: May 2023.
  • Est. Completion: Spring 2024.
  • Project Description: Two restaurant spaces, one a drive through(pre-existing).
  • Update:  Cubby’s is now open for business on the west side of the property. The second building, on the east side of the property, is nearly complete and ready for occupancy as well..

2100 South Road Re-construction Project

  • Location: 2100 South, 700 East-1300 East.
  • Start Date: Early March. 2024
  • Est. Completion: Mid-to late 2025.
  • Project Description: Installing updated sewer lines and re-building long worn-out roadway, improving pedestriancrossing, and traffic calming + continuing replacement of old sewer lines . 
  • Update: Work is in full swing on the sewer pipe-lining segment moving from 800 to 1100 East. Roadway construction activity is also underway between 900 East and McClellan and, on another segment between 1100-1200 East.

One lane of traffic in each direction will generally be allowed on 2100 South throughout this project. However, there could be occasions of brief closures/detours in one direction, as made necessary by a particular construction activity occurring on that side of the road.

  • Location: 2100 S./800-900 E.
  • Project Description: Mixed use residential

  • Update: Demolition of the old structures on site is completed
