25 Nov SH LUZ REPORT 2024 DEC
The Planned Development project at 1935 S 900 East, is tentatively scheduled for the December 11 Planning Commission meeting. This is a project where one house is already on the lot, and the proposal is to divide the lots into three parcels and add two more houses The project is required to receive Planned Development approval because the new lots do not have frontage on a public street. This request includes modifications to required lot sizes, lot widths, yards, building coverage, and attached garage standards.
Here is a link to the project. We have included our letter to the Planning Commission and comments from the neighbors. We will post information as soon as we know it is on the agenda.
At the November LUZ meeting, we reviewed the 2860 Chadwick Alley Vacation. This is a very narrow alley, typical of the alleys that were built when this subdivision was platted. Most of them have been absorbed into the parcels on either side because the alley was not usable, this is one of the few remaining alleys. We have not received any comments.
We saw a tentative rendering of a hotel that might be put on the old Sizzler parcel. The architects and potential developer described what they were thinking, and we gave feedback. They may be on the February SHCC meeting, once they get a more firm proposal worked out.
We also had another conversation about the Commercial and Mixed-Use Zoning Consolidation Project. This will consolidate 27 zones into 6. There are many details if you take the time to read through the proposal. This is for commercial use, soon we will be hearing about changes to the residential zones.
We still have the 4-plex project at 2222 S Lake Street. We do not yet have any comments
On December 3 the City Council will have the Wells Fargo project as a topic in the work session.
So far, we have no new projects for December. If we have a meeting it will be December 16 at Sprague at 6 p.m.
