17 Apr SH LUZ REPORT 2022 May
At our April LUZ meeting, we discussed the Affordable Housing Overlay Zone, now called Affordable Housing Incentives, which is complicated and quite a lot to understand. The revised plan is here. Comments are due by May 1! If you have not made comments, please do so, they will be accepted up until the day of the hearing at the Planning Commission, which will be May 11. The Planning Commission meetings are now in person, we need to have a good showing of people who want to tell the Planning Commission what you think of the proposal. Here is a link to the latest version of this proposal. You can send a link to the city on that page, or you can send one to SHCC here. It seems that there is a lot of work that needs to be done on this ordinance, so this may not get to the City Council for a while.
At our April 18 meeting of LUZ, we discussed a proposal for an ADU at 1852 E 2700 South. We also discussed the new proposal for the 1583 East Stratford Avenue project, which is now in the form of a development agreement. The plan is to rezone the parcel to CN, return all six units to housing, build a second building on the parking lot, and provide shared parking for the two buildings underground. This will be on the Planning Commission agenda soon. You can read the proposal here.
The letter from SHCC to the city on the Kum and Go at the site of the former Sizzler, may be written by the time you read this, and will be found here.
1861 South 1300 East townhome project was denied by the Planning Commission. The petitioner is moving ahead with a project that will fit the code, so it will not have the height exception or the subdivided lots. We assume they will be building five condominium units. This will be an over-the-counter permit, so we will not be able to review it.
The next meeting of the Land Use and Zoning (LUZ) committee will be on May 16 at 6 pm.
