Wells Fargo – They are still working with the city, we assume to make changes to their original proposal. if the new zone gets approved every parcel in that zone would be eligible, but each one would have to apply individually for each building to get rezoned to SUS and the building approved. My letter is going to the city any minute, and you can find it in the March 2024 Land Use Report on our website.
The City Council has reviewed the Landscaping and Buffers Ordinance again and had a Public Hearing. They made changes such as the tree canopy would count towards the landscaping maximum, and adjusting the definitions of allowable natural turf. Changes will not be retroactive and some landscaping would be out of compliance including residents who have installed artificial turf in front yards. They discussed potential enforcement and options to ease the transition to the new proposed guidelines. The public hearing was on January 9, they had another briefing on February 20, but have not yet voted.
The council has also been briefed on potential changes to the zoning ordinance that would ease the daycare shortage. The Planning Commission approved changes on October 11. There should be a public hearing coming shortly.
Parking Text Amendment – Mayor Mendenhall has initiated a zoning text amendment that would prohibit the demolition of housing to construct or expand stand-alone commercial parking lots/structures and the expansion of existing parking lots. This amendment is intended to be part of a package of changes that implements Thriving in Place (TIP). The proposed regulation changes will affect sections 21A.33 and 21A.44 of the zoning ordinance. Zoning Text Amendment for Projecting Signs in All Commercial and Mixed-Use Districts – Salt Lake City is requesting to adopt new zoning regulations in order to allow projecting business signs as an approved sign type in all commercial and mixed-use districts. The proposed regulation changes will affect sections 21A.46 Signs of the zoning ordinance. Related provisions of Title 21A-Zoning may also be amended as part of this petition to increase clarity in the Sign Ordinance. Adaptive Reuse Text Amendment – Mayor Mendenhall has initiated a petition for a text amendment that would make changes to the zoning ordinance to support adaptive reuse and preservation of existing buildings. The goal of this proposed text amendment is to remove a building to be reused rather than demolished. The proposed amendments involve multiple chapters of the Zoning Ordinance. Related provisions of Title 21A-Zoning may be amended as part of this petition. The changes would apply Citywide. The next Land Use and Zoning (LUZ) meeting is March 18 at 6 p.m. at Sprague Library. So far, all we have is a a text amendment to clarify language in the form-based districts.
