30 Jan SH LUZ REPORT 2026 February
Wells Fargo has indicated that it will begin working on a design for a building that meets the criteria of the new MU-11 zone for a Building at 1095 East 2100 South. MU-11 allows for 75′ of height, or up to 125 with design review.
A request for an alley vacation at 567 E Warnock Avenue will be on the Planning Commission on February 11. Here is a link to the project. You can send a comment to the planner or attend the meeting.
A meeting was held before the Division of Air Quality on January 28th about Parley’s Quarry, at Millcreek City Hall. At least 350 people were there, and the meeting lasted three and a half hours. Not a single person who spoke was in favor of this mine. Dust pollution and its medical consequences for those who live in Mount Aire and along I-80, but also west in Millcreek and Salt Lake was one of the biggest issues. The air pollution of the huge swirls of dust, throughout the local area, but also spreading throughout the Salt Lake Valley, will take away the view of the Ochre Mountains. Wind blows from 9 pm to 9 am, every day. The air monitors at Hawthorne School are too far away to get a correct reading of the real amount of dust being distributed by the wind. Some people are talking about gathering samples of the dust on a regular basis and having them tested for contaminants. There is plenty of rock in Utah, they should pick a different location away from where people live and work. If you missed the meeting, you may comment by sending a letter to John Persons at [email protected]. The deadline is January 31.
The city wants to put the information about the fine for not complying with Affordable Housing Requirements into the zoning code. Here is the proposed language.
“B. Affordable housing incentives per 21A.52.050: If the violation(s) are not corrected by the citationdeadline, civil fines shall accrue at $100 per affordable unit the rate set in the Consolidated Fee Schedule per day per violation. If the violation(s) include renting an affordable rental unit in excess of the approved rental rate then an additional monthly fine shall accrue that is the difference between the market rate of the unit and the approved rental rate that is agreed to by the applicant at the time of approval for a project using the incentives.” This ordinance, if passed, shall become effective on the date of its first publication.”
If you have an objection to this, send an email to [email protected].
EXPANDING HOUSING OPTIONS
Expanding Housing Options is a change to zoning rules that would give property owners in lower-density neighborhoods more options for how they use their property. The changes would make it possible to build more types of housing, like smaller homes and townhomes, while still preserving the character and unique qualities of each neighborhood.
This initiative does not require anyone to build new housing. Instead, it provides flexibility—whether a homeowner wants to add a second unit, create space to age in place, build starter homes for future generations, or simply leave their property as it is. Any new housing that is built should fit the scale of the neighborhood and be priced at attainable levels, whether for rent or ownership.
The goal is to create gentle infill opportunities that fit in with the character of low-density Salt Lake City neighborhoods.

And last, the Update to the Update for Landscaping and Buffers. The city has found some problems for the first update to this ordinance that they did in 2023. So, here we have more changes. Please read and provide feedback.
‘OK this is the very last! I almost forgot the Sugar House Hotel. Not sure what there is to say at this point, but be thinking about what topic (of the many that apply) that you would like to have for your two-minute speech to the City Council, whenever that happens, probably sometime in March.
The Land Use and Zoning (and landscaping) Committee will be on Monday February 9 (because of the holiday on the 3rd Monday at Sprague Library at 6 p.m. Everything above will be discussed except Wells Fargo
