SH LUZ REPORT 2026 March

Sugar House Land Use and Zoning Projects coming up quickly for our review

Items we are talking about this month:

1. a petition for a text amendment to add a fine for Violation of the City’s Affordable Housing Incentives (AHI) program into the City’s Zoning Code. ://www.slc.gov/planning/2026/01/27/openhouse2025-01180/. Please read this, and attend our meeting or send me an email to [email protected].

2. Buffers and Landscaping – this is the third time this ordinance has been changed recently as they learn about how it will work in various landscapes around the city.

Here is a link to the proposed ordinance, Please read and send me an email.

3. Expand Housing Options –  The Planning Division is considering updates to the zoning code as part of a project called “Expanding Housing Options.” The project includes several key components. Here is a link to EHOWe will spend most of our time on February 23 talking about this and getting familiar with what is being proposed.  That way, we will understand more at the February 24 prsentation. There is a lot to read, so don’t put it off.

  • Creating new zoning regulations that would allow small single-family dwellings, duplexes, triplexes, fourplexes, and townhomes (up to four units) on smaller lots.
  • Modifying the R-1, R-2, SR-1 & SR-1A development standards, including lot dimensions, setbacks, building heights, lot coverage allowances, and other changes.
  • Changes to the flag lot standards.

The Planning Department will put on an Open House on February 24 at Highland High School. The planners will do a presentation on the R-1, R-2, SR-1 and SR-2 and then have boards you can look at and they will answer questions. You can use the form on our website, and read the proposal from there as well.  Our comments need to be submitted by March 10.

SUGAR HOUSE HOTEL – The City Council had this on their work session on February 17 with John Potter, the developer, and some planners.  It is on YouTube. If you search Salt Lake City Council Agendas, you can find the link. It is the first item, and only about 5 minutes, then they switched to another topic. As far as we know, there are no other work sessions planned.  Here is a link to the Sugar House Hotel post on our website. On March 24 at 7:00 p.m., the SUGAR HOUSE HOTEL will be on the City Council Formal Session. Here are the rules for Public Meetings Each person will have 2 minutes to speak, and I estimate there will be a lot of speakers, because I had at least 125 comments.  If you want to speak, send me an email ([email protected]) and tell me what your topic will be.  We want all the issues presented, without trying to have a lot of repetition. I will try to decide who talks about which issue.

The Council may not choose to vote on that evening, and you can watch the proceedings via YouTube if you cannot attend.
