SHCC LUZ REPORT 2025 DEC

SHCC LUZ REPORT 2025 DEC

SHCC  LAND USE MONTHLY REPORT DEC

At our November meeting, we reviewed a proposal for a partial Street Vacation at 2191 South 2000 East.  This error was made when two plats were formed some forty years ago and the lines didn’t match, creating a small rogue parcel.  In spite of permits for other projects being issued on this parcel, such as a new garage and fence, the application for a new fence this year created the need to make this legal.  Our committee approved it. I will get my letter written and on our website very soon.

We also learned that Harbor Bay Ventures (the group working on the Wells Fargo parcel) has withdrawn its petitions to amend the Sugar House Community Plan and text/map amendment creating the MU-15 zone at 1095 E 2100 S. They are working on plans to redevelop the Wells Fargo site under the new MU-11 zoning district. The planner has nor seen or discussed any building or site plan updates with their team. The two petition numbers are below for reference.

PLNPCM2023-00960: Sugar House Community Plan Amendment

PLNPCM2023-00961: Zoning Text/Map Amendment

The letter to the Planning Commission for the Aveda Vocational School has been written, and you can find it here.

The RMF 35-45 proposal to combine the two zones into one RMF 45 was heard by the City Council, but they have not yet taken a vote.

The City Council approved the WUI proposal.  This is a Legislative mandate about fire prevention.

We are hoping that the plans for the Sugar House Streetcar will be far enough along to have that on our January agenda.

Our next meeting will be December 16 at 6 p.m. at Sprague Library.
