30 Oct SHCC LUZ REPORT FOR NOVEMBER 2024
On Oct. 1, the City Council approved a rezone request and development agreement to facilitate Intermountain Health’s development of an urban hospital on the former Sears site at approximately 754 S State Street. The property is now zoned as D-1 (Central Business District) from D-2 (Downtown Support District). The Council also adopted an ordinance to allow hospitals and ambulance services as conditional uses in the D-1 zone.
On September 17 the City Council changed an amendment creating a minimum distance that any gas station can be from a body of water, park, or open space area over a certain size.
At the October LUZ meeting, we had a presentation by Colin Strasser of his proposal at 1935 S 900 East to build 2 single family for-sale houses behind the existing property. You can read about that project here.Please provide your comments.
We also discussed the Commercial and Mixed-Use Zoning Consolidation Project. This is a very complex project, and we aren’t exactly sure what changes will be made in Sugar House, and if we agree with those changes. We are hoping to have a more in-depth discussion at the November 11 LUZ meeting at 6 p.m. at Sprague Library.

6:30-7:45 Commercial and Mixed-Use Zoning Consolidation in the Sugar House Business District. We don’t understand this well, so Sarah Young City Council District 7 will help us learn and understand more about it.
