SHCC LUZ REPORT OCTOBER 2024
I hope by now you have heard that on September 11, the Planning Commission denied the two petitions from Wells Fargo. Here is a link to the video if you would like to watch it. https://www.youtube.com/watch?v=4NxbubU-Utg
The minutes for the meeting have not yet been approved, but here is the general language.
- General Plan Amendment – motion to deny, passed unanimously
Findings: wouldn’t lessen congestion (in relation to amendments standards for streets/traffic), the building isn’t scaled to the community and doesn’t match the existing context, department review issues & PU (Public Utility) issues, a community benefit wouldn’t be provided aka no affordable housing.
- Zoning Text/Map Amendment – motion to deny, passed unanimously
Findings: potential impacts haven’t been fully explored – like PU comments, Transportation review concerns and their comments haven’t been fully addressed -this came from Amanda Swain, who was the planner. She said the minutes weren’t approved so the exact language could change)
On September 17, the Salt Lake City Council :
- Created a minimum distance that any gas station can be from a body of water, park, or open space area over a certain size.
- Prohibited the demolition of dwelling units for parking use.
We have a new proposal for a 4 unit townhome project at 2222 Lake Street. It will be 2300 sf and 3 bedrooms. We have not had for sale units this large in a while. It is on our website 2222 Lake Street. You can send me your comments. So much of what we see is for smaller units, and this will be larger units and for sale.
The next SHCC LUZ meeting will be October 23 at Sprague Library at 6 p.m. Who knows what might be on the agenda.
