28 Jan SH LUZ REPORT 2024 FEBRUARY
The city continues its revision of the zoning code, and we reviewed text amendments at our December LUZ meeting.
- Building Services Ordinance (Construction Enforcement, Fines, Boarded Buildings etc) This was a pretty technical revision, and we did not write a letter.
- Mobile Business Text Amendment (Includes mobile businesses operating from Trucks, Trailers Vending Carts) We thought this was a good proposal, and wondered if carts that had to have a nearby bathroom could use the Library if it were nearby
- Add a Single-family attached unit to select commercial zones. We felt that if this would add more housing units, it should be allowed.
- Driveways and Loading Text Amendment (to clean up some inconsistencies in the parking ordinance)
On January 10, 2024, the Planning Commission approved Window Requirements for New Construction in the City’s Local Historic Districts, Zoning Text Amendment for Enforcement on Work Done Without a COA (certificate of appropriateness), Standards for Attached Structures, Garages, Entrance Landings, and Building Foundations Text Amendment, and they tabled Standards for Gas Stations and Facilities with Underground and Above-Ground Fuel Storage Tanks Text Amendment. They have some concerns about leakage.
The only new petition we have is Monument Signs in Manufacturing Zones, and I think I will decline to review this as we have no manufacturing zones in Sugar House.
You may have seen activity around the Snelgrove property. They are allowing the street contractors to do some staging on their parcel to free up more space for cars on 2100 South.
Alta Terra (the former 24 Hour Fitness) has a new contractor that took over from Makers Line, so the project is proceeding as planned.
January 31, we have a meeting at Highland High School Auditorium from 6-7:30 to learn about the Wells Fargo project and get our questions answered. We need to send our letter to Salt Lake City Planning by February 6, so be sure and send us your comments here.

The next meeting of the SHCC Land Use and Zoning (LUZ) Committee will be February 12 at Sprague Library. It is on the second Monday, because the third Monday is a holiday, and no planners would be available, should we need them. At this point, we have no new petitions to talk about, but you know I will always come up with an agenda.
